Mercedes-Benz Places Office Towers Binghatti at Nad Al Sheba Dubai

Mercedes-Benz Places Office Towers by Binghatti Developers brings 2 commercial buildings to Mercedes-Benz Places Binghatti City, the AED 30 billion masterplan in Nad Al Sheba 1 that Binghatti launched with Mercedes-Benz on 14 January 2026. The district covers over 10 million sq ft and plans over 13,000 homes across 12 branded towers, giving the offices a resident base on their doorstep. Office Tower 1 and Office Tower 2 were first listed in October 2026 and remain at the planning stage, with prices, sizes, payment plan and handover date still to be announced.

Office sales value in Dubai more than doubled in 2025 to AED 13.1 billion, a 102% rise on 2024, across roughly 4,600 deals. The pace held into 2026. In the first half of the year, office deals rose 38.2% to 2,571, worth AED 15.81 billion, while the average office price climbed 85% to AED 3,202 per sq ft. Off-plan units made up 41.3% of commercial deals in figures published in February 2026, so buyers are willing to commit before a building is finished.

Demand comes from companies moving regional headquarters to Dubai, new business formation and growth in finance and technology firms. Ready prime offices are scarce: occupancy in prime central buildings was above 95% in early 2026, and some firms now buy space before it is built. Population growth adds to the pull. Dubai had 4.58 million residents at the end of 2025, up 7.5% in a single year.

The market has cooled from its peak. City-wide office rents averaged AED 205 per sq ft in Q2 2026 after a 2% quarterly fall, the first decline in nearly 5 years, as some occupiers delayed expansion following the regional conflict. The softening is concentrated in Grade B buildings, which make up nearly 70% of stock, while Grade A and institutionally owned towers held firm.

Individual landlords pay no UAE corporate tax on rent from property that needs no business licence. Every office lease in Dubai must be registered through Ejari, the official system set up by RERA, so each contract is recorded and legally protected for both landlord and tenant.

Founded in 2008, Binghatti is chaired by Muhammad Binghatti, and by its own count it runs about 80 projects with a combined value above AED 80 billion. In November 2025 it listed a USD 500 million green sukuk on Nasdaq Dubai. The Mercedes-Benz city is its first masterplanned community, taking the partnership from a single branded tower to a full district.

  • January 2024: Binghatti and Mercedes-Benz announce their first joint project, a 65-floor residential tower in Downtown Dubai.
  • December 2025: The 2 brands sign a second partnership at the Mercedes-Benz Museum in Stuttgart.
  • 14 January 2026: The masterplan launches at an event in Meydan opened by Andrea Bocelli.
  • October 2026: Office Tower 1 and Office Tower 2 are first listed.
  • Next: DLD project registration, a price list and floor plans.

  • More secondary office space is expected to return to the market as leases expire and firms relocate.
  • New office deliveries across Dubai are expected to speed up from 2028, adding competition for tenants.
  • Commercial purchases carry VAT, which new homes do not.
  • Before any payment, check that the project has a DLD registration number and a dedicated escrow account, as Law No. 8 of 2007 requires.

  • The Landlord Investor: wants rent from businesses that serve the masterplan’s residents.
  • The Owner-Occupier: a growing firm that would rather own its office than keep renewing a lease.
  • The Portfolio Balancer: an apartment-heavy investor adding a commercial asset.

Buyers who need rent straight away should look at completed, leased offices instead, since an off-plan unit earns nothing until it is handed over and fitted out. Investors planning a quick exit, or those who cannot commit without a final price, are better served by waiting for the full launch details.

Amenities: No tower-specific amenities have been announced. The wider masterplan plans the Grand Promenade, a central park with water features, shaded groves and art pavilions. Fitness options include gym facilities, yoga areas, outdoor training decks and sky jogging tracks, alongside clubs for climbing, archery and Pilates. A ballroom, event hall, private screening lounge and e-sports lounge cover the social side.

Floor Plan: No floor plans have been published for either building, and each is listed with its own unit layouts. Buyers comparing units should ask for net usable area against the sold area, the number of offices per floor, ceiling height, power supply per unit and parking allocation. A unit that can be joined to its neighbour gives a growing tenant room to expand without moving.

Location: The office towers are in Nad Al Sheba 1, part of Mohammed Bin Rashid City, a community bordered by Sheikh Mohammed Bin Zayed Road and Al Meydan Road. The community falls within the wider Meydan area, and the Nad Al Sheba Cycle Track is a well-known local feature. Rashid and Latifa School and Bilingual French International School are among the closest schools.

Frequently Asked Questions

Binghatti Developers, founded in Dubai in 2008, is building the office towers within the masterplan it created with Mercedes-Benz. The company is chaired by Muhammad Binghatti, with Katralnada Binghatti as chief executive.

It depends on the launch price, which is not out yet. Dubai’s office demand and the brand’s pricing record support the case, so compare the launch price with current office prices nearby before committing.

Office deals rose 38.2% to 2,571 in the first half of 2026, worth AED 15.81 billion. Rents eased slightly in the second quarter, mainly in older Grade B buildings, while Grade A stock held firm.

Yes. Commercial leases are standard-rated at 5% VAT, and the landlord accounts for it, while residential leases after the first supply are exempt. Factor the VAT into the rent agreed with corporate tenants.

Properties in this area are offered on both freehold and leasehold terms, so ownership rules depend on the plot. Ask Binghatti for the title type of the office units and confirm it with the Dubai Land Department before booking.

The 12 residential towers take their names from Mercedes-Benz concept vehicles, including Vision One-Eleven, Vision Mercedes Simplex, Vision Mercedes-Maybach 6 and Vision AVTR, linking each building to the brand’s design work.

Rent earned by individuals from property that needs no business licence is not subject to UAE corporate tax. Companies pay 9% on taxable income above AED 375,000, so the ownership structure decides the tax bill.

Strata ownership means buying an individual office unit within a building rather than the whole tower. Dubai developers have returned to selling strata offices to individual investors as confidence in the office sector has grown.
