It covers apartments in group housing societies, independent builder floors on plotted land, residential plots in licensed colonies, and villas. The land is freehold, which removes the lease authority permission layer that governs every transaction across the river in Noida.
The listings on this page are weighted towards plotted development and independent floors in the Sector 83 and Sector 89 belt of Greater Faridabad, along with apartments in the Surajkund belt closer to South Delhi. That mix reflects what Faridabad actually does well: land you can build on, and floors on plots, at prices that no other planned NCR city offers.
Faridabad has a history that shapes its market. It grew as an industrial city, home to large manufacturing operations, and residential development followed employment rather than leading it. That is the opposite of Gurgaon, which built housing and offices together, and it explains why Faridabad prices sat below the rest of NCR for years. What has changed is connectivity. The metro arrived, the expressway network reorganized around the city, and an international airport is being connected by a dedicated corridor.

The metro point is the one that costs people money. Violet Line stations run down Mathura Road through Sarai, Badkhal Mor, Old Faridabad, Neelam Chowk Ajronda, Bata Chowk, Escorts Mujesar and on to Raja Nahar Singh. None of them are in Neharpar. If you buy in Sector 83 or Sector 89, you are buying a road commute to the nearest station, not a walk. Price that in rather than assuming metro proximity because the city has metro.
Faridabad is bought for land value and price advantage rather than for rental yield, and six factors support that.
- Freehold land. Haryana property is owned outright. There is no development authority whose dues can block your registry, which is the structural difference between Faridabad and Noida or Greater Noida.
- The lowest entry price of any planned NCR city. The same budget buys materially more land in Faridabad than in Gurgaon, Noida or Greater Noida.
- Metro already operational. The Violet Line has served Faridabad since 2015 and reached Ballabhgarh in 2018. This is built infrastructure, not a promise.
- Plotted development at scale. Faridabad is one of the few NCR markets where residential plots and independent floors are genuinely available rather than being an occasional exception.
- The Faridabad to Jewar Expressway. A 31 km, six-lane greenfield corridor under construction, connecting the city directly to Noida International Airport.
- An industrial employment base. This gives the city a working population that does not depend entirely on commuting to Delhi or Gurgaon.
The honest counterweight is that Faridabad's rental market is thinner than Noida's or Gurgaon's because it has less corporate office employment. Buy here for land, price and end use, not for yield.
Faridabad has a mix of national developers who entered the market over the last decade and long-established local names that built most of Neharpar.
National developers. Godrej Properties, DLF, Mahindra Lifespaces, Omaxe, Ansal, Eros and Conscient have all launched projects in Faridabad, mostly in the Greater Faridabad sectors and in plotted or low-rise formats rather than high-rise towers.
Established Faridabad developers. BPTP, Puri Constructions, SRS, RPS, SPR, Adore Realtech, Umang and Piyush Group account for a large share of what has actually been delivered in Neharpar. Several of these have built and handed over multiple phases in the same sector, which is a more useful signal than brand recognition.
What to weigh. In Faridabad specifically, delivery record inside Neharpar matters more than a developer's national reputation because sector-level approvals, external development works and connectivity vary considerably between adjoining sectors. A developer with three completed phases in Sector 85 knows something a first-time entrant does not. Ask how many projects the developer has completed in Faridabad, not how many they have completed overall.
Faridabad offers four formats, and the balance between them is different from every other NCR market because plotted development is genuinely available here.
Residential plots. The defining Faridabad product. Plots in Faridabad are available in licensed colonies across the Greater Faridabad sectors, with full control over construction and strong long-term land appreciation potential. Verify the colony licence and layout approval before anything else.
Independent builder floors. Individual floors on plots, typically with stilt parking plus upper floors, sold with a proportionate land share. They are widely available across Neharpar and the established sectors and are the format most Faridabad end users actually buy.
Apartments in group housing. Flats in Faridabad come as gated societies with clubhouses, parking and power backup, concentrated in the Greater Faridabad sectors and along the Surajkund belt. Configurations run mostly from 2 BHK and 3 BHK, with 4 BHK units in premium projects. There are fewer high-rise projects here than in Noida or Gurgaon.
Villas and low-rise homes. These are available in plotted townships and in pockets near Surajkund and the Aravalli edge, where lower density and larger plot sizes are the main attractions.
Sector choice in Faridabad is decided by which side of the bypass you are on and how far you are from a metro station.

That last row matters. Greater Faridabad spans Sectors 66 to 89, but residential zoning applies to Sectors 75 to 89. Sectors 66 to 74 are industrial. Confirm the zoning of the specific sector rather than assuming that a Neharpar address means residential land.
The collector rate, also called the circle rate, is the Haryana government's notified minimum property value, and stamp duty is charged on the higher of your transaction price or the collector rate value.
Three things about how Faridabad applies it are worth knowing.
Rates are notified tehsil by tehsil. The district publishes collector rates for Faridabad, Ballabgarh, Badkhal, Dayalpur, Tigaon, Mohna, Gaunchi and Dhauj, and they differ across them. Check the rate for the specific tehsil your property falls under.
Prime zone rates run above normal zone rates. Land near state highways and scheduled roads is classified as prime and carries a materially higher notified rate than standard locations in the same village or locality. A plot fronting a main road, therefore, costs more to register than an identical plot behind it.
Floors are rated separately. Haryana notifies different values for different floors of the same building, and the ground floor generally registers at the highest value.
Collector rates in Faridabad are revised annually by the district administration, and the current schedule reflects the connectivity changes around the Jewar corridor and the expressway network. Verify the current notified rate on the district website or through the Haryana Jamabandi portal before you finalise a budget, since a revision changes your registry cost immediately.
Faridabad has better built connectivity than its price suggests, and that gap is the investment argument.

What Faridabad still lacks is metro coverage in Neharpar, where most new supply is. Until that changes, the Greater Faridabad belt is a car-dependent market and should be underwritten as one.
A 31 km, six-lane greenfield expressway is under construction, connecting Faridabad to Noida International Airport at Jewar, with completion targeted for 2027.
Once operational, it is expected to bring the airport within roughly 15 to 20 minutes of Faridabad. That is a genuine change in the city's position. Faridabad currently lies at the far end of every NCR trip, with Indira Gandhi International Airport reached through Delhi traffic. A direct corridor to an operational international airport reverses that.
Two cautions. The corridor is under construction and completion dates on projects of this scale can move, so verify the current status before you underwrite a purchase on it. The benefit is also not evenly distributed. Sectors and villages along or close to the alignment gain the most, and that is already reflected in how the district has been revising collector rates in those pockets. Ask which side of the alignment a property falls on before treating airport proximity as a reason to buy.
Haryana runs a licensing system for private residential colonies, and whether a colony is licensed determines whether you can build, finance and resell without friction.
- Licensed colonies are private developments granted a licence by the Town and Country Planning Department, with an approved layout plan and defined external and internal development obligations.
- HSVP sectors, developed by the Haryana Shehri Vikas Pradhikaran, are government-developed sectors with allotment through the authority.
- Unlicensed and unauthorised colonies exist across Faridabad, particularly on the peripheries. Plots here are cheaper for a reason. Home loan access is restricted, construction approval is uncertain and resale is difficult.
- External and internal development charges are levied on licensed colony projects and are usually passed to the buyer. Confirm whether they are included in the quoted price or billed separately.
Ask for the licence number and the approved layout plan, and verify both. Also confirm the HRERA registration for any under-construction project, since Haryana requires registration before a project can be advertised or sold. In Faridabad, more than in most NCR markets, the gap between an approved plot and an unapproved one is the gap between an asset and a problem.

A registration fee applies on top, charged on a slab basis and capped at 50,000 rupees for higher-value properties. Duty is calculated on the higher of your transaction value or the applicable collector rate.
Two points are worth planning around. The female buyer concession of two percentage points is one of the largest in NCR, and on a plot purchase, it is a substantial saving. The distinction between municipal and non-municipal limits also matters in Faridabad because parts of the district fall outside them, so confirm the position of your specific property rather than assuming the urban rate.
On a plot purchase, there is no GST because GST applies to construction rather than land.
