One point needs clarification: Bayut's developer page still names Islam Hamdy as CEO, while Reportage Properties' own website names Andrea Nucera. Where the two records disagree, the developer's official website is the more current source.

The company's first project was Leonardo Residence in Abu Dhabi, which was delivered in 2018. Dubai came later, with the company's Dubai business focused largely on off-plan residential development.

What type of property does Reportage Properties offer in Dubai?
Three formats, and the split is fairly clean by area.
In Dubai Investments Park, Verdana mixes apartments and townhouses. Bayut lists studios upward, and Property Finder shows unit ranges of 1 to 4 beds in the newer phases and up to 5 beds in Verdana 2.
In Dubailand, the product is bigger and pricier. R. Hills is townhouses only. Taormina Village and Bianca are townhouses and villas.
Everything currently on sale in Dubai is off plan. Property Finder marks Verdana Phase 1 and Verdana Phase 2 as sold out with resale stock only, and marks Taormina Village the same way. If you want a ready Reportage unit in Dubai, you are buying from a resale seller, not from the developer.

2. Dubailand
Dubailand represents the higher-priced side of Reportage Properties' Dubai portfolio.

3. Majan
Taormina Village is classified under Majan by Property Finder, while Bayut places the same project under Dubailand.
Both classifications are reasonable because Majan is a sub-district within the wider Dubailand area. For consistency, Taormina Village can therefore be treated as part of the broader Dubailand portfolio while noting its more specific Majan location.
A Note on Downtown Jebel Ali
Gulf News reported in 2021 that Reportage Properties was developing Alexis Tower, a 378-unit high-rise in Downtown Jebel Ali opposite the UAE Exchange Metro Station.
The project does not appear on the developer’s current project listing or on the current Bayut and Property Finder developer pages. It should therefore be treated as a historical project rather than current developer inventory.

Why Do R. Hills and Taormina Village Have Different Prices?
Two figures in the table are shown as ranges because the published sources do not agree. This distinction matters before quoting a price to a buyer.
R. Hills: The developer’s official website states a starting price of AED 2.2 million for 2- to 4-bedroom units. Bayut and Property Finder both list a starting price of AED 2.59 million for 3- to 5-bedroom units. The difference may reflect a change in available inventory, launch pricing or different unit configurations.
Taormina Village: Bayut lists prices from AED 2.86 million for 3- to 4-bedroom villas, while Property Finder lists prices from AED 3.4 million for 3- to 5-bedroom units and reports construction at 7%.
Because portal prices can change as inventory is released, withdrawn or repriced, buyers should confirm the current price against the developer’s official availability sheet before relying on any quoted figure.
Payment plans
Bayut lists the plans available across Reportage projects as 20/80, 30/70, 10/90 and 1% monthly instalments, with booking amounts between 10% and 30% depending on the project.
The current Verdana offer published on the developer's own homepage is 10% down payment, 1% monthly, with a 5% discount.
Property Finder notes that post handover payment options appear on selected projects.
Who should buy a Reportage Properties Dubai property?
First time buyers on a genuine budget. A Verdana studio at AED 379,000 to AED 530,000 is one of the lower entry points into Dubai freehold from an established developer with a real delivery record. If your alternative is renting indefinitely, the maths is worth running.
Investors who want yield rather than prestige. DIP is a working community next to Al Maktoum International Airport with a large employment base around it. Rental demand there is driven by people who need to live near work, which tends to be steadier than demand driven by lifestyle.
Buyers who need a low monthly commitment. The 1% monthly structure with a 10% down payment spreads the cost in a way that suits salaried buyers who cannot put down 40% upfront. That is the single strongest thing Reportage offers.
People betting on the Al Maktoum airport corridor. Both DIP and Dubailand sit inside the growth zone tied to the airport expansion and the Expo site. If you believe that corridor keeps developing, buying early there is a coherent position.
Families who want a townhouse without Arabian Ranches pricing. R. Hills at AED 2.2M to 2.59M for a gated townhouse with a tennis court, mosque and retail area is priced well below comparable established Dubailand communities.
Expat buyers looking at the Golden Visa. Bayut confirms expats can buy in designated freehold zones and that purchases at AED 2 million or above may qualify for the Golden Visa. R. Hills and Taormina Village clear that threshold. Verdana apartments do not.
Who should not buy a Reportage Properties Dubai property?
Anyone who needs a home in the next 18 months. Look at the handover column. Most Dubai stock lands in Q3 2028 to Q1 2029. The only near term option is Verdana Residence at Q1 2026, and Bianca at Q4 2026. Everything else is a three year wait, minimum.
Buyers who want a ready unit directly from the developer. There is effectively no ready developer stock in Dubai. Property Finder shows Verdana Phase 1, Verdana Phase 2 and Taormina Village as sold out with resale stock only. You will be paying a resale premium and dealing with a private seller.
Anyone who wants a prime or waterfront address. Reportage has no inventory in Downtown, Dubai Marina, Palm Jumeirah, Business Bay or Jumeirah. Its waterfront and premium work is in Abu Dhabi and Fujairah, not Dubai. If Dubai prime is the requirement, this is the wrong developer.
People who need metro access. Neither DIP nor the Dubailand projects put you within walking distance of a metro station. These are car dependent locations. Budget for that.
Short term flippers. Handover dates that far out, combined with large phased supply in a single community, make a quick exit harder to price. Verdana alone runs to ten phases in one area, and that much supply arriving together affects resale.
Anyone uncomfortable with off plan risk. Roughly nothing in the Dubai portfolio is complete. Off plan means construction risk, timeline risk and a contract that has to be read properly. That is not specific to Reportage, but it applies fully here.
Buyers who want branded or ultra luxury finishes. The company competes on price and payment terms. Property Finder's own description of the developer talks about competitive pricing and accessible housing, not luxury specification.
What to verify before you sign
Reportage operates through more than one legal entity, so the project seller on your contract may not be the brand name on the brochure. Before committing:
- Confirm the specific project is registered with the Dubai Land Department and check its status on the Dubai REST app.
- Confirm the escrow account number appears on your payment receipt. Off plan payments in Dubai must go into a government monitored escrow account.
- Check the Oqood registration for the unit.
- Read the handover clause and the grace period in the Sale and Purchase Agreement. Under the standard RERA template, a developer can move the announced handover date by up to 12 months with RERA approval before your cancellation rights are triggered.
- Ask for the official developer price list rather than relying on a portal listing, given the price discrepancies noted above.
- Verify your broker's RERA registration.
