Sobha The Woods at Sobha Sanctuary will be the first apartment release within a masterplan that has remained villa-only until now. Six 15-storey residential towers will rise within a 37.5 million sq.ft Sobha-developed enclave along the Dubai-Al Ain corridor. Until the launch of The Woods, entry into Sanctuary would have primarily been through villa inventory.

Developed under Sobha Realty’s in-house design and construction model, The Woods will follow the same development approach used across the surrounding Willows, Brooks, Grove, and Greens villa clusters. The project will sit within a masterplan featuring 50,000 planned trees, a 6 km leisure loop, and a 9 km wellness loop, infrastructure that will already be planned, budgeted, and under phased development across the wider community.

What You Get Inside The Woods?

Six towers of 15 storeys each will form The Woods at Sobha Sanctuary . Built-up areas, balcony depths, and floor-plate counts are expected to be confirmed during the channel-partner inventory release anticipated in the May-June 2026 launch window.

At the masterplan level, Sobha Realty is expected to maintain the same finish specifications used across Sanctuary, including engineered stone counters, full-height bathroom tiling, premium sanitaryware, and the brand’s in-house joinery package. Every apartment at The Woods will sit inside a community where the landscape, school corridor, retail, and clinic infrastructure will be developed by a single master developer rather than assembled through fragmented sub-parcels.

Living Inside a 37.5 Million Sq.Ft Sobha-Built Community

Half the masterplan land is reserved for open and landscaped space. The 6 km leisure loop runs through residential clusters and links to the central wellness spine; the 9 km wellness loop wraps the outer perimeter. 50,000+ trees are planned across the community over the build-out.

At 7 AM, the wellness loop is where residents run before the heat. By mid-morning, the leisure loop carries strollers and school drop-off traffic on dedicated paths. On Saturday evenings, the community retail spine and the central lakes are where families gather,not a podium deck above a single tower, but ground-level open space across the masterplan.

This is the part most aggregator Dubailand listings cannot match. Standalone Dubailand apartment launches sit on small parcels with podium-only landscaping. The Woods is an apartment inside a horizontal community.

The Investment Case for the Indian Buyer

Sobha Sanctuary villas have transacted from AED 3.99 M at launch that ticket put Sanctuary out of reach for most NRI investor buyers, who were either writing one large cheque for a villa or passing on the address entirely. On the regulatory side: remittance is straightforward under LRS at USD 250,000 per PAN per financial year. Resale and rental proceeds are fully repatriable under FEMA. The UAE applies zero capital gains tax and zero rental income tax on residential property.

Living on the Al Yufrah Corridor

Sobha Sanctuary is located in Al Yufrah, off the Dubai-Al Ain Road (E66), the corridor that has quietly become the family-suburb belt for residents who want low-density living within reach of both Dubai and the Northern Emirates.

From Sobha The Woods, Downtown Dubai will be accessible within an estimated 30-35 minute drive via E66 and Sheikh Mohammed Bin Zayed Road (E311). Dubai International Airport and Al Maktoum International Airport are expected to remain within approximately 35 to 40 minutes by road, subject to final access-road planning for The Woods.

The Academic City and Dubailand education corridor will continue serving the community through established institutions such as GEMS Education, Repton School Dubai, and multiple IB-curriculum schools across the surrounding catchment.
