Ghaf Woods Dubai is a residential master community by Majid Al Futtaim in Wadi Al Safa 4, Dubailand, planned with a forest of more than 35,000 trees as its main open space. The developer officially launched it on 5 June 2024. The land area is 738,000 square metres, about 182 acres, beside Global Village and off Sheikh Mohammed Bin Zayed Road (E311).

Majid Al Futtaim, the company behind Mall of the Emirates and the City Centre malls, presents this project as the first forest living community in Dubai. It first showed the concept at MIPIM 2024, the property event held in Cannes, before the Dubai launch.
According to the developer, the trees will bring average temperatures down by up to 5°C compared with the city centre and make the air up to 20 percent cleaner. Open space per resident is planned at 40 percent above the World Health Organization standard, and more than 20 bird species live in this forest community in Dubai.
Ghaf Woods Wadi Al Safa 4 is off Sheikh Mohammed Bin Zayed Road (E311), with Global Village as its direct neighbour. City of Arabia is in the same Wadi Al Safa 4 zone, and IMG Worlds of Adventure is close by.
The community covers 738,000 square metres, which works out to roughly 182 acres. Forest paths connect the neighbourhoods, and the plan places every resident within a 5 minute walk of any point in the community.
Construction is split into 8 phases, so buildings inside Ghaf Woods Dubailand will be delivered in stages until 2031. Innovo Build is the main contractor for the first 2 phases.
There is no Metro station inside the community or at Global Village next door, so a car or taxi is the main way to get around for daily work trips.
During the Global Village season, RTA runs direct buses to Global Village that link to Metro and bus stations:
- Route 102: Al Rashidiya Bus Station
- Route 103: Union Bus Station
- Route 104: Al Ghubaiba Bus Station
- Route 106: Mall of the Emirates Bus Station
These buses operate only while Global Village is open for the season.
The master plan is made up of 1, 2 and 3 bedroom apartments and penthouses, with homes laid out to look onto the forest.
Properties in Ghaf Woods are launched in separate residential clusters, and each one has its own price list, payment plan and handover date. Released clusters include:

Ghaf Woods by Majid Al Futtaim has one master developer, so all residential clusters in the community are launched and sold by Majid Al Futtaim rather than by several builders.
To grow the forest, the developer opened its own tree nursery for the project. Education will come through Taaleem, which has bought a school plot inside the community and will develop and operate a UK curriculum school in partnership with Majid Al Futtaim.

Victory Heights Primary School, City of Arabia
Location: Wadi Al Safa 4, City of Arabia. Curriculum: British, FS1 to Year 6. Timings: The school day changes by year group. The campus opened in 2025.
GEMS Winchester School Dubai
Location: Dubailand, near IMG Worlds of Adventure. Curriculum: British, FS to Year 13. Timings: Monday to Friday, 7:55 AM to 2:10 PM.
Dunecrest American School
Location: Wadi Al Safa 3, next to Al Barari. Curriculum: American and IB, ages 3 to 18. Timings: About 7:45 AM to 3:15 PM on most school days.
Mediclinic Parkview Hospital
Location: Umm Suqeim Road, Al Barsha South 3, near the junction with E311. Timings: Open 24 hours, 7 days a week. Emergency care for adults and children, the pharmacy and radiology all work 24/7.
The hospital has a strong focus on family medicine, obstetrics and gynaecology and paediatrics, and serves the Dubailand side of the city.
Planned facilities include an 8 km walking trail through the forest, a 3.5 km mountain bike loop, pools at the edge of the forest, wellness and yoga pavilions and a community gym.
Distrikt, the neighbourhood hub of the Ghaf Woods community, is planned with shops and restaurants serving farm to table food. Ghaf Woods Mall will be the 30th mall by Majid Al Futtaim and will be located inside the community.
Where the Community Works Well
Families considering Ghaf Woods Dubai for shaded trails, pools and outdoor space will find these at the centre of the plan, and a school is being developed inside the community. Buyers also deal with one large developer for every cluster. End users who can wait for handover, and investors willing to hold through a phased build until 2031, suit this community best.
Where It May Not Suit You
Buyers who rely on the Metro will find the location car dependent. Homes are still under construction, so anyone who needs to move in now has no completed stock to choose from. The plan offers apartments and penthouses only, and later phases will bring construction activity inside the community for several years.
