Azizi Milan Heights by Azizi Developments offers studios from AED 575,000 at October 2026 prices in City of Arabia, Dubai. The 4 tower project holds 2,852 units, with studio, 1, 2 & 3 bedroom homes sized between 339 and 1,150 sq ft. Its DLD project number is 4079, issued on 6 October 2025, and RERA records set completion for 8 September 2028. Buyer payments are held in an Ajman Bank escrow account. The towers stand in Wadi Al Safa 4 inside the Azizi Milan district, and freehold ownership is open to all nationalities.

The project is made up of Towers A, F, G and H. Towers A and F each have 38 residential floors, while Towers G and H go up to 42 floors. All the towers stand on a shared base of basement and podium levels, with a roof level on top of each one. The Dubai Land Department lists the development as mixed use, so retail space is part of the approved plan alongside the homes. With several tall towers on one large plot, Milan Heights by Azizi works more like a small neighbourhood than a single building. Residents of every tower share the podium facilities, including the pools and landscaped deck.

The project has 2,852 units on the DLD register, and 2,745 of them are homes. The split is 1,829 studios, then 775 homes with 1 bedroom, 75 homes with 2 bedrooms and 66 homes with 3 bedrooms. Studios are by far the most common unit, followed by 1 bedroom apartments. Larger homes are rare in this project, so buyers who want 2 or 3 bedrooms should ask about stock early. Every home type follows an open plan layout with full height windows and its own balcony. Tower wise floor plans showing suite, balcony and total areas can be found in the brochure if you want to compare exact sizes.

The cheapest studio at Milan Heights by Azizi costs AED 575,000, which is roughly AED 1,695 per sq ft. In early October 2026, the Dubai Land Department recorded studio sales across Azizi Milan between AED 571,340 and AED 625,000. This shows the entry price is in line with what buyers are paying in the same district right now. Prices go up with unit size, tower and floor, so a 3 bedroom on a high floor will cost far more than an entry studio. A 4% DLD registration fee is added on top of the purchase price. Buyers should ask for the latest price list, as prices can change between releases.

Azizi Milan Heights Dubai uses a 10/50/40 payment plan. Buyers pay 10% when they book, 50% in stages while the towers are being built, and the last 40% when the keys are handed over. On a studio at the entry price, that means AED 57,500 at booking and AED 230,000 at handover. There is no post handover plan, so the full amount must be paid by completion. All payments go into the project escrow account at Ajman Bank, not straight to the developer. The developer can only draw money from this account as RERA confirms building progress, which protects buyers if work slows down. Before paying anything, buyers should match the escrow bank and account shown in their SPA with the details on DLD records or the Dubai REST app.

Work on the project officially began on 8 September 2025. Just 2 days later, on 10 September 2025, a RERA appointed inspector visited the plot and found that no building work had started yet, so no progress score was given. RERA sends inspectors back through the life of the project, and each report updates the progress figure on the DLD register. Each report comes with site photos and brief notes, so buyers get a view of the site that does not depend on the developer. Buyers can check the latest progress on the Dubai REST app before paying each instalment. As this inspection came so soon after the start date, newer reports will give a truer picture of where the build stands today.

Milan Heights belongs to the Azizi Milan district of City of Arabia, Dubailand, where more than 150 towers are planned. Residents can reach central Dubai using either Sheikh Mohammed Bin Zayed Road, which borders the community, or Al Khail Road. A car trip to Dubai International Airport takes about 25 minutes. IMG Worlds of Adventure is less than a 2 minute drive, and Global Village takes about 5 minutes by car. There is no metro station in the area yet, so most people get around by car, though RTA buses run along the main roads. The nearest neighbouring communities are Living Legends, Falcon City of Wonders and Al Barari.

Families have several schools close by. Victory Heights Primary School City of Arabia follows the English National Curriculum inside the community, and Dunecrest American School is in neighbouring Al Barari. GEMS Winchester School also serves families in the area, while Miles of Smiles in Al Barari and Odyssey in Living Legends are nearby nurseries. For healthcare, Aster Clinic is about 8 minutes away by car and has its own pharmacy on site, while NMC Specialty Hospital is roughly a 10 minute drive for specialist care. For weekends, Dubai Miracle Garden and Dubai Butterfly Garden are each about 15 minutes away by car.

Milan Heights by Azizi has 6 infinity pools, a lagoon style pool and 5 pools for children across its podium and rooftop. For fitness and wellness, residents get gyms, spas, saunas and a Jacuzzi. People can watch films in the cinema, play in the indoor games room and use the BBQ areas with friends. Children have their own play room as well as their pools. An observation deck next to the pool area gives views over the city. The podium is landscaped around the lagoon, which adds green space at ground level. Most towers open into a double height lobby with marble finishes.

The project is built by Azizi Developments, which holds DLD developer number 1002. Azizi sold 8,834 units in 2023 and finished 7,699 the same year. In 2024 it sold 10,229 units and delivered 19 projects. Sales reached AED 16 billion in 2025, and for 2026 it is aiming at AED 30 billion in sales and 22 completed projects. Azizi has handed over more than 40,000 homes to buyers from over 100 nationalities. Milan 55, Milan 53, Milan 28, Milan 20 and Milan 18 are among its other City of Arabia projects. Buyers can check the handover record of each project on the DLD register.

Investors are the best fit for Azizi Milan Heights apartments. 95% of the homes here are either studios or 1 bedroom units, and smaller homes need the lowest outlay per unit. The long payment plan and escrow protection make it simple to hold an off plan home while the towers are built. Rental income only starts after handover, so investors should plan for no rent until then. With more than 1,800 studios in one project, landlords will compete with each other for tenants at handover. Good pricing, furnishing and floor choice will decide which units rent first, so picking the right stack matters.

Single professionals and couples are the second best match for Milan Heights by Azizi. A studio or 1 bedroom home gives an affordable way into a new building with pools, gyms and a cinema. The smallest studio at 339 sq ft suits one person, while a 1 bedroom gives couples a separate bedroom. Theme parks and seasonal attractions are very close for weekends, and the Azizi Milan master plan adds a Galleria style retail arcade as phases open. The main drawback is that daily commuting to central Dubai is easiest by car, though RTA buses along the main roads offer a backup for those without one.

Families can live at Milan Heights, but the choice is limited. Only 141 of the homes have 2 or 3 bedrooms, and the largest 3 bedroom measures 1,150 sq ft, which is compact for a family of 4 or more. On the plus side, children get their own pools and a play room, and Victory Heights Primary School is inside City of Arabia, with Dunecrest American School next door in Al Barari. Small families with 1 or 2 children are the most suitable buyers here. Larger families looking for more space may find better options in the villa communities nearby.

  • Theme parks nearby: IMG Worlds of Adventure is inside City of Arabia.
  • Green neighbour: Al Barari, with its lakes and gardens, lies next door.
  • New master plan: Azizi Milan plans a mosque, a central park and a canal.
  • Pool heavy amenities: The project alone has 6 infinity pools and 5 pools for children.
  • Seasonal attractions: Global Village, Dubai Miracle Garden and Dubai Butterfly Garden are short drives away.
  • Bright new homes: All homes get full height glazing and a balcony.

  • No metro yet: Residents rely on cars, buses and taxis.
  • Ongoing construction: With more than 150 towers planned, building work will continue for years.
  • Shared facilities: Thousands of residents will use the same podium amenities.
  • Rent starts later: Off plan buyers earn nothing until handover.
  • Few family homes: Most units are studios and 1 bedroom apartments.
  • Unknown service charges: Fees will only be set closer to handover.
