City of Arabia is a 20 million sq ft mixed use master plan in Dubailand, Dubai, developed by Ilyas & Mustafa Galadari Group and positioned at the district's gateway on Sheikh Mohammed Bin Zayed Road.

It falls within the Wadi Al Safa 4 zone and is home to IMG Worlds of Adventure, a 1.5 million sq ft indoor theme park, plus completed towers such as Wadi Tower and MAG 330. Azizi Milan, a district of more than 150 towers, is the largest project now under construction. Apartments dominate delivered stock, and freehold plots for residential, commercial and hospitality use are also still traded.
City of Arabia was conceived as a self contained city inside Dubailand: residential towers, a mega mall, a waterfront promenade, an office cluster and 2 theme parks on 1 contiguous site. The master developer completed the core infrastructure works first, and the 2008 financial crisis stalled most of the retail and commercial components. What went ahead was the residential and leisure core. IMG Worlds of Adventure opened in 2016 and remains the community's anchor and best known landmark. Wadi Tower, GEMS Heritage School and a fuel station followed. From 2025 the pace changed: Azizi Milan, MAG 330 and Laguna Residence brought national developers onto the plots, and the community has moved from a single tower district to an active construction zone.
The result is 2 City of Arabias at once. The delivered part is a small, quiet cluster next to a theme park with Sheikh Mohammed Bin Zayed Road on 1 side. The planned part has no published completion date. Anyone buying here is buying the first and betting on the second.

Housing in City of Arabia is apartment led. Wadi Tower offers 1 to 4 bedroom apartments and penthouses from 839 sq ft, with a 2 bedroom unit of 1,399 sq ft listed at AED 1,200,000 in July 2026 and an average rent of AED 84,472 a year. MAG 330 carries 2 bedroom resales between AED 2,150,000 and AED 2,400,000 on 1,454 to 1,519 sq ft. Azizi Milan towers launch studios from around AED 650,000 with 1, 2 and 3 bedroom layouts up to 1,832 sq ft. Townhouse and villa plots are in the master plan, and the Wadi Al Safa 4 villa community belongs to the same master developer, but apartments make up almost all current supply. Freehold land plots for residential, commercial and hospitality use are also traded within the community.

City of Arabia fronts Sheikh Mohammed Bin Zayed Road (E311) in Dubailand, inside the Wadi Al Safa 4 registration zone, with Al Khail Road (E44) and Emirates Road (E611) as the other arterial links. Its neighbours are Al Barari to the west, Living Legends, Majan and Falcon City of Wonders, which is a 9 minute drive. Global Village is 12 to 15 minutes by car, Dubai Miracle Garden and Dubai Butterfly Garden about 15 minutes by car, and The Farm at Al Barari 11 minutes by car. Downtown Dubai, Dubai Marina and Dubai International Airport are each within 20 to 30 minutes by road via E311.
The community is car oriented. Every residential and commercial building provides private parking, and retail and leisure sites have dedicated bays. Public transport is limited: RTA bus routes run along the main roads and link to surrounding Dubailand communities, and taxis, Careem and Uber operate throughout. There is no metro station inside City of Arabia; the master plan's monorail link to a Dubai Metro station has not been built. Residents without a car depend on bus and ride hailing services for daily travel, which is the single biggest practical difference between this community and central Dubai districts.
Over the 12 months to September 2026 the community recorded 2,036 sales at an average price of AED 793,700. Recorded sale prices run from AED 450,000 at the low end to AED 4,400,000 for the largest units, with the per sq ft rate on recent transactions around AED 1,567. Off plan launches at Azizi Milan set the current entry point at AED 650,000 to AED 700,000 for a studio, while ready 2 bedroom apartments in the completed towers ask 3 times that. The gap between those 2 figures is the clearest sign of a community still pricing in its own build out.
