Lilac at DAMAC Hills by DAMAC Properties is a 12 storey apartment building with 288 homes in DAMAC Hills, Dubailand, offering studio, 1, 2 and 3 bedroom units. Construction started on 31 July 2026, and the Dubai Land Department lists 31 January 2030 as the official completion date. The project is freehold, so buyers of any nationality can own a unit outright with no UAE residency needed. Because the dirham is pegged to the US dollar, buyers who earn in dollars carry no currency swing between booking and handover.
DAMAC has not released Lilac prices yet, so the useful yardstick is what DAMAC Hills already trades at. In August 2026, the community sales index stood near AED 1,636 per sq ft, which is about USD 445. Studios averaged close to AED 1,457 per sq ft, or USD 397, and 1 bedroom apartments about AED 1,601 per sq ft, or USD 436. The most recent DAMAC apartment launch in the community, DAMAC District, priced studios from AED 756,000, roughly USD 206,000.
Every home in Lilac by DAMAC is an apartment, which matters in a community where most stock is villas and townhouses. Studios and 1 bedroom units are the natural choice for rental investors, while the 2 and 3 bedroom layouts suit families who want DAMAC Hills without a villa price. DAMAC has not published unit sizes yet, and some listing sites show townhouse plans from other DAMAC projects under the Lilac name, so check every floor plan against the official brochure.

If you cannot travel to Dubai, a trusted representative can act for you under a special power of attorney that names the Lilac project and your unit. The document is notarised in your home country, legalised by the UAE embassy or consulate, and attested by the UAE Ministry of Foreign Affairs. It must be dated within 2 years of use, and a general power of attorney is rarely accepted for property transactions, so ask a Dubai lawyer to draft it.
The biggest long term story for this part of Dubai is Al Maktoum International Airport. In April 2024, Dubai approved an AED 128 billion expansion, about USD 35 billion, with a first phase for 150 million passengers due to open in 2032 and an eventual capacity of 260 million passengers across 5 runways. Dubai has confirmed that all airport operations will eventually move there from Dubai International, which handled 95.2 million passengers in 2025. The RTA has also started design work on a metro extension from Expo 2020 station to the Al Maktoum West terminal.
DAMAC Hills lies in Dubailand between Al Qudra Road and Hessa Street. All times here are off peak. Expo City Dubai is about 14 minutes away by car, and the Dubai Internet City metro station takes 16 minutes by road. Mall of the Emirates is an 18 minute drive, while Dubai Marina Mall is 22 minutes by car. The Dubai Mall is a 28 minute drive, and Al Maktoum International Airport is 31 minutes away by car. For hospital care, Saudi German Hospital in Al Barsha is a 14 minute drive. There is no metro station inside DAMAC Hills, so a car is part of daily life.

DAMAC Hills has an active rental market, with 1,783 apartment leases registered in 12 months and studios renting for an average of AED 47,234 a year, about USD 12,900. Gross apartment yields in the community run between 6% and 8%, but rent on Lilac starts only after handover. Once you own the unit, budget for yearly service charges, which the Dubai Land Department approves per building through its Service Charge Index; Dubai apartments typically pay AED 10 to 30 per sq ft. The UAE does not tax personal rental income, but your home country may, so check the rules where you are tax resident.
Since April 2026, the sole owner of any completed, DLD registered residential unit can apply for a 2 year property investor visa regardless of price, so every Lilac apartment becomes eligible once handed over and registered. Joint owners who are not spouses each need a registered share worth at least AED 400,000. For the 10 year Golden Visa, the property must be worth AED 2 million or more, about USD 545,000, and off plan units bought from an approved developer can qualify before handover.
