DAMAC Hills by DAMAC Properties is a 42 million sq ft gated golf community in Dubailand, built around the 18 hole Trump International Golf Club Dubai and close to 4 million sq ft of parkland. Around 1,842 homes changed hands in the 12 months to August 2026 at a median price of AED 1.31 million, so the community now trades as a mature resale market rather than an off plan one. Studio apartments, family townhouses, standalone villas and branded golf mansions share one secured perimeter, with the championship course at its centre. Dubai Mall is a 25 minute drive away.

About DAMAC Hills
DAMAC Properties unveiled the community in 2013 under the name Akoya by DAMAC. The first residents moved in during 2015, and the name changed to DAMAC Hills in February 2017, when the golf club opened. By 2020 the master plan was 95% complete.
Today DAMAC Hills holds 3,008 villas and townhouses and 4,335 apartments across 33 sub-communities. A further 163 serviced hotel villas and 4,317 serviced apartments, hotel rooms and hotel apartments add a hospitality layer to the residential mix. Homes range from compact studio apartments in golf facing buildings to 7 bedroom villas in the branded estates, so the community serves budgets from entry level apartments to ultra luxury mansions.
Almost every cluster is complete and occupied, so buyers can judge the community on registered sales and tenancy contracts rather than brochures. New supply is limited to a handful of final phases.
DAMAC Properties, founded by Hussain Sajwani, created DAMAC Hills as its first master community and remains the builder of every residential phase. Registered sales and new releases in the community all carry DAMAC as the developer, so one company's build quality, handover record and service charge policy governs the whole community. Other names attached to DAMAC Hills are brand partners rather than builders:
- Trump Organization: golf club operator and the brand on the golf front mansions, a partnership that dates to the community's launch
- Fendi Casa: interior design on a limited villa collection
- Paramount Hotels & Resorts: hospitality and themed serviced villas
- Cavalli: branding on an ultra luxury villa cluster
- Radisson: operator of the hotel inside the community
DAMAC Hills was planned as an inland golf suburb that gives families a resort setting without a waterfront. The championship course and close to 4 million sq ft of parkland form the core, with homes, retail, schools and clinics arranged around them inside one gated perimeter. It was positioned as a newer, branded alternative to older villa suburbs such as Arabian Ranches and Emirates Living, and during construction it was marketed as the Beverly Hills of Dubai.
The 42 million sq ft master plan is organised around the golf course and the central park, with homes grouped into 5 zones:
- Golf front homes: villas and mansions directly on the fairways, including a gated enclave of branded mansions
- Park homes: villas and townhouses set among the trees, trails and streams of the central park
- Golf residences: low rise and mid rise apartment buildings overlooking the course
- Park residences: apartment buildings inside the private park areas
- Hospitality and retail: hotels, serviced villas, the community centre and the mall
DAMAC Hills lies in Dubailand along Al Qudra Road, with links to Hessa Street, Sheikh Mohammed Bin Zayed Road and Emirates Road. Neighbouring communities include Mudon, Arabian Ranches, Arabian Ranches 2, Remraam, Motor City and The Sustainable City. Drive times in typical traffic:

DAMAC Hills has no metro station. The nearest, Dubai Internet City Metro Station, is a 15 minute drive. RTA feeder buses stop inside the community at points including the Carrefour and connect residents to Mall of the Emirates and Dubai Internet City metro stations.
DAMAC Hills is mature and largely complete, and the remaining pipeline is small next to the built community. Final phases under construction or recently launched:
- A mixed use district of 2 residential towers and 1 office tower with 1,008 units, launched in September 2025 with handover scheduled for 2029
- Golf facing apartment towers with handover due in Q1 2027
- A boutique collection of 50 villas, due for completion in Q2 2027
- Ultra luxury mansions starting above AED 18 million, with completion due in Q4 2026
DAMAC Mall opened in 2023, completing the main retail offer inside the community.
- Apartments for sale: studio, 1, 2 and 3 bedroom units in low rise and mid rise buildings facing the course or the park. The studio median sale price over the past 12 months was close to AED 600,000.
- Townhouses for sale: 3 and 4 bedroom homes with private gardens, the entry point to landed property in the community.
- Villas for sale: 3, 4, 5 and 6 bedroom standalone homes, with the largest homes in the branded estates. Golf frontage commands the top prices.
- Branded mansions: golf front homes carrying Trump branding, with access to Trump Card privileges.
- Serviced villas and hotel apartments: hotel managed units within the master plan, suited to hands off investors.
The DAMAC Hills sales index stood at AED 1,636 per sq ft in August 2026, against AED 1,644 a year earlier, so values have held level after the earlier growth cycle. The 12 months to August 2026 recorded around 1,842 sales at a median price of AED 1.31 million.
Apartment prices per sq ft by type:

Larger 4 and 5 bedroom villas can approach or exceed AED 2,000 per sq ft, and golf facing plots carry a clear premium over park or street facing homes.
Gross rental yields in DAMAC Hills run from 5% to 7%, with studio and 1 bedroom apartments at the top of the band and large villas at the lower end. Leasing demand is deep: 2,505 new rental contracts were registered in the past 12 months at an average rent of AED 119,985. Apartments accounted for 1,783 of those contracts, at an average rent of AED 68,048. Current asking rents for villas:
- 3 bedroom: around AED 228,000 a year
- 4 bedroom: around AED 277,000 a year
- 5 bedroom: around AED 458,000 a year
Villas draw families on long leases, while apartments draw young professionals and couples. Service charges vary by cluster and building, so check the Dubai Land Department service charge index for the specific building before calculating net yield. Short term letting needs a holiday home permit from Dubai's Department of Economy and Tourism, and each building's own rules also apply.
The Trump International Golf Club Dubai anchors DAMAC Hills. The 18 hole, par 71 championship course runs to 7,205 yards, was designed by Gil Hanse and opened in February 2017. Its 30,000 sq ft clubhouse holds an infinity pool, restaurants and lounges.
Malibu Bay, the first residential wave pool in the UAE, opened in November 2020. The 24,700 sq ft pool is part of a 72,000 sq ft beach zone with food trucks, table tennis and a children's splash park, and entry is free for residents. The central park carries the everyday leisure facilities:

Jebel Ali School moved to its own campus inside DAMAC Hills in 2016, giving residents a 2 to 5 minute school run.
- Jebel Ali School: British curriculum with GCSE, A Level and IB Diploma options from FS1 to Year 13. Rated Very Good by KHDA in its 2023/24 inspection, with annual fees from AED 49,630 to AED 82,190.
- South View School: British curriculum, about 12 minutes away by car.
- GEMS Metropole School, Motor City: British curriculum from Foundation Stage to Year 13, a 13 minute drive.
- Ash Mount School, Mudon: British curriculum.
- Lycée Français International, Mudon: French curriculum.
- Ranches Primary School, Arabian Ranches: British curriculum combined with the International Primary Curriculum.
- Jumeirah English Speaking School, Arabian Ranches: rated Outstanding by KHDA.
Nurseries inside the community include Blossom Damac Hills Nursery, for children from 45 days to 4 years, and CreaKids Nursery. For healthcare, the Saudi German Clinic and community pharmacies cover routine care, and Mediclinic Parkview Hospital in the neighbouring area handles specialist care.
52 outlets are open across DAMAC Hills, including 5 supermarkets, 15 restaurants, 3 coffee shops, 2 pharmacies, 2 veterinary clinics and a gym. Carrefour, Spinneys and Viva cover the weekly shop, and DAMAC Mall, open since 2023, adds a larger retail and dining destination inside the community. The Radisson Dubai DAMAC Hills hotel adds a pool deck and a lakeside grill restaurant. Global Village and Dubai Miracle Garden are among the nearby attractions.
