With 291 villas on the Dubai Land Department register, Faro at The Heights by Emaar Properties counts among the villa clusters of The Heights Country Club and Wellness, Al Yelayiss 5, southern Dubai. Every home has 3 or 4 bedrooms and follows a ground plus 1 upper floor design. The project is filed as DLD project 4450 under Emaar Development P.J.S.C., with buyer money held in escrow at Abu Dhabi Commercial Bank. Emaar has not yet released prices or a payment plan, and the planned handover date is 30 June 2030 on the DLD record.
The Heights Country Club and Wellness spreads over 81 million sq ft, with AED 55 billion of development announced for it. Villa sales began with Salva, Serro and Serro 2, each offering 3, 4 and 5 bedroom homes, and Serro 2 villas rise over 3 floors. Faro takes a narrower brief. It leaves out the 5 bedroom layout and keeps every home on 2 floors, which gives buyers a smaller Emaar villa inside the same master plan. Faro 2, a separate registration of 200 villas, follows the same naming but is a different project.
The company named on the Faro registration is Emaar Development P.J.S.C., which trades on the Dubai Financial Market and runs the build to sell business of Emaar in the UAE. Faro and Faro 2 are easy to confuse, since they share a name and a master community. The DLD record shows 2 separate registrations, each with its own unit count and schedule.

Daily life here is planned around movement and open space. The Country Club and Wellness Centre is the social centre of the community, with spa, yoga and meditation facilities. Cycling and jogging tracks run for 38 km, with the Yoga Lake, the Wellness Lake and gardens for meditation along the way. Sports courts, pools, play areas for children, shops and restaurants complete the plan, and a hospital, a mosque and schools are part of later phases.
Access to The Heights Country Club and Wellness is via the Emirates Road (E611) and Expo Road (E77) junction, with E77 also signed as Jebel Ali Lehbab Road. Driving to Expo City Dubai or Al Maktoum International Airport takes 10 minutes, and the airport is set to grow to a yearly capacity of 260 million passengers. That puts Faro owners closer to the new airport than to Downtown Dubai, which suits buyers whose work or travel runs through the south of the city.
- The wait is long. A buyer funds the full construction period, running to mid 2030, before any rental income.
- The commute is a trade off. The community is close to the new airport and Expo City, but Downtown Dubai and DIFC are a longer daily drive.
- Community facilities arrive in phases. Schools, the hospital and retail may open after the first villas are handed over.
