Kore by Imtiaz is a 17 floor residential building by Imtiaz Developments in DubaiLand Residence Complex (DLRC), Wadi Al Safa 5, DubaiLand, Dubai, at coordinates 25.088642, 55.377941, above one basement level used for parking. GEMS FirstPoint School is 100 metres away and The Aquila School 500 metres. Dubai Silicon Oasis and Dubai Academic City are 5 minutes from the community, Global Village and IMG Worlds of Adventure 10 minutes, and Dubai Mall 23 minutes. Dubai Silicon Oasis station on the Dubai Metro Blue Line opens 9 September 2029.

Imtiaz Developments LLC was founded in 1993, is privately owned, and holds Dubai Chamber of Commerce number 242022 and Dubai Economic Department licence 718965, under founder and chief executive officer Masih Imtiaz with chairman Ustad Rahimullah Shahsawar. The company is associated with 44 Dubai projects across eight communities: DubaiLand, Dubai Islands, Jumeirah Village Circle, Meydan Horizon, Al Furjan, Jumeirah Garden City, Dubai South and Downtown Jebel Ali. Projects are held across eleven special purpose subsidiaries that ring fence each development financially, and Kore sits under the parent entity rather than one of them. Kore is recorded at planned stage.

Imtiaz runs design, construction, joinery, aluminium and glass, investment, property management and after sales internally rather than through appointed contractors.

Pearl House 2 in Jumeirah Village Circle was handed over three months ahead of schedule in October 2025. Hyde Walk in Jumeirah Garden City was the fifth project completed inside the 2025 calendar year. Westwood and Westwood Grande both finished ahead of time.

Raw District sold out on the day of its official launch in June 2026 at AED 2 billion, and Raw District 2 repeated the launch day sell out in July 2026. Zaha Hadid Architects were appointed to design The Symphony in Meydan, a project valued at AED 1 billion, following a signing at the practice’s London headquarters.

Roads, pavements, roundabouts and junction landscaping across DLRC were completed in January 2023. Two mid sized community parks were established in 2023 and two smaller parks with sports facilities and play areas were added in March 2025.

DLRC supports 140 trading outlets, among them 35 restaurants, 15 men’s salons, 13 ladies’ salons, 12 mini marts, six supermarkets, six laundrettes, six cafes, five pharmacies, three nurseries, two medical clinics, two children’s play centres, a bakery, a butcher, a veterinarian and a hardware shop. Three sub communities carry most of it: DRC Drive Thru Strip, Mark and Save Mall, and Turtle Avenue.

From the Kore plot, a pharmacy, mini mart, cafe and restaurant trade at 200 metres, a mini mart, laundrette and two salons at 400 metres, and a pharmacy, medical clinic and laundrette at 800 metres.

Six schools in reach hold a Very Good or Outstanding government inspection rating. On some mornings residents watch the Fursan Al Emarat aerobatics team rehearsing over the desert.

  • Retail already trades. 140 outlets are open across the community.
  • Infrastructure is complete. Roads, pavements and landscaping were finished in January 2023.
  • Schools rate well. Six schools in reach hold a Very Good or Outstanding government rating, two of them within a 500 metre walk of the plot.
  • Employment sits next door. Dubai Silicon Oasis and Dubai Academic City are both 5 minutes away.
  • The market is liquid. 6,624 DLRC apartments sold and 2,850 leases were registered over twelve months.
  • Rail has a date. Dubai Silicon Oasis station opens 9 September 2029.

  • No metro until September 2029. A car is required for everything until then.
  • 213 building developments are recorded in DLRC. Construction activity continues across the community for years.
  • A mild sewage odour on some mornings. Recorded since March 2025 and attributed to the Al Aweer Sewage Treatment Plant 9 km to the north east.
  • Street parking is charged. Bays are fully allocated at AED 3 per hour.
  • Central Dubai is a drive. Dubai Mall is 23 minutes and Dubai International Airport 35 minutes.
  • No waterfront. There is no beach, marina or lagoon in the community.

Kore is recorded as 17 residential floors above one basement parking level. Unit mix, sizes and layouts have not been released. Imtiaz sells studio to two bedroom at Cove Edition 6, sized 401 to 1,304 sq ft, and studio to three bedroom at Le Blanc Residence.

No price list has been released. Imtiaz currently opens at AED 690,000 at Le Blanc Residence and AED 696,000 at Cove Edition 6. Off plan studios registered across DLRC on 31 July 2026 ranged from AED 526,446 to AED 709,000.

No handover date has been released. Imtiaz completion dates inside DLRC currently run Q4 2027 at Cove Edition 6 and Q2 2028 at Le Blanc Residence.

No plan has been released for Kore. Cove Edition 6 and Le Blanc Residence both carry a 70/30 post handover plan. At Cove Edition 6 that runs as 20 percent on booking, 35 percent across five construction instalments, 15 percent on handover and 30 percent over the following 36 months.

The Dubai Land Department transfer fee is 4 percent of the purchase price, plus an Oqood registration fee and a developer administration charge payable on booking.

DLRC is a designated freehold area, open to buyers of all nationalities with full ownership rights and no requirement to hold a UAE residence visa. Purchases of AED 2 million and above carry ten year Golden Visa eligibility.

Dubai Silicon Oasis station on the Dubai Metro Blue Line, with Academic City station on the same branch. The line adds 30 km of track and 14 stations at a cost of AED 20.5 billion, interchanging with the Green Line at Creek and the Red Line at Centrepoint. It opens 9 September 2029.

Cove Edition Residence 1 to 6, Cove Grand, Cove Living, Cove Boulevard and Le Blanc Residence are all recorded as under development. Kore and The Archive are the only two at planned stage.
