Dubai Land Residence Complex is a freehold apartment district in eastern Dubai where the buildings, not the community, carry the product. There is no master developer setting one standard, so life here depends heavily on which building a person picks and what that builder committed to on paper. This guide covers where the community actually is, how much it has grown in five years, who it suits, what daily life looks like, and the checks worth running before signing anything or moving in.

Dubai Land Residence Complex Exact Location

The community occupies the Wadi Al Safa land sector within Dubailand, in the eastern belt of the city. Individual buildings are registered under Wadi Al Safa 5 in Dubai Land Department records.

The district is bounded by two major road corridors. Al Ain Road, the E66, runs on one side and Sheikh Mohammed Bin Zayed Road, the E311, runs on the other, with Emirates Road, the E611, a short drive further out. LEOS Developments places its buildings just off the E311 corridor. Object 1 lists highway access as the first reason it selected the area.

The immediate neighbours are Dubai Silicon Oasis to one side, Dubai International Academic City to the northeast, and The Villa and Liwan nearby. Samana Developers publishes the following drive times from its DLRC address:

Dubai Land Residence Complex Growth Over Five Years

The clearest growth evidence comes from what the builders themselves have done in the district.

Developer count rose. Five years ago DLRC carried a handful of small private developers. Today Samana Developers lists the community as a named address group on its own projects menu, beside JVC, Arjan and Majan. Object 1 lists it as one of only eight areas it develops in across Dubai and Abu Dhabi.

Repeat building became the pattern. Object 1 moved from a single DLRC entry to two under the VERDAN1A name. Peace Homes Development followed Peace Lagoons with Peace Lagoons II. LEOS Developments grew Weybridge Gardens from one building into a five building collection. Developers do not build second and third phases in a district that is not absorbing stock.

Transaction activity multiplied. At the VERDAN1A launch, Object 1 stated that transaction numbers in Dubai Land Residence Complex had grown close to sixfold over a three year window, and framed the launch as a direct response to that demand.
Delivery is now continuous. Peace Homes Development publishes dated construction video updates covering September 2025, October 2025 and January 2026. Samana Developers confirms six handovers in 2026 and eleven scheduled in 2027 across its portfolio.

Infrastructure caught up. The Dubai Metro Blue Line was awarded at AED 20.5 billion, tunnelling works were launched in 2026, and the official opening target is 9 September 2029. The route ends at Dubai Academic City and includes a Dubai Silicon Oasis station, both minutes from DLRC by road. Object 1 cited that infrastructure programme in its own launch material.

A note on numbers. No developer publishes a five year price series for the district, and DLRC specific per square foot growth figures circulating on portals vary widely by source. Anyone pricing a purchase on capital growth should pull the transaction history for the exact tower from Dubai Land Department rather than rely on a district average.

Who Can Live in Dubai Land Residence Complex

Single professionals and couples. This is the core resident group. Studios and one bedroom units form the entry stock in every active project, and LEOS states directly that its Dubailand buildings were designed with young professionals in mind.
Students, faculty and academic staff. Dubai International Academic City is a short drive away, which keeps a steady rental pool in the district for smaller units.

Technology and business park employees. Dubai Silicon Oasis is the nearest employment cluster, close enough for a daily commute without highway traffic in both directions.

Small families. Two bedroom stock exists across Peace Lagoons, SAMANA Avenue and the VERDAN1A buildings, and Object 1 offers a 2.5 bedroom layout that no other builder in the district provides. Fairgreen International School is inside the 10 to 15 minute band published by Samana. Supply at family sizing is thinner than studio and one bedroom supply, so options are limited rather than absent.

Landlords and yield buyers. The low entry ticket and long instalment tails make this a district that works for buy to let owners who never intend to live in the unit.

Who it suits less. Anyone who needs a metro station today, anyone who wants premium retail and nightlife inside walking distance, and anyone buying a three or four bedroom family home as a primary residence.

Daily Life in Dubai Land Residence Complex

Life here runs on the building first and the district second.

The amenity deck inside the tower is where most residents spend leisure time. That means the pool, gym, rooftop area, cinema and kids space belonging to the specific building, not shared community facilities. Peace Lagoons carries a 30,000 sq ft shopping mall inside the development, which changes daily convenience for that building considerably. Weybridge Gardens runs a dance studio and boxing academy under the developer brand.

A car is part of daily life. There is no metro station inside the community and no developer building here advertises one. Commuting, school runs and weekly shopping all run on the E66 and E311.

Weekends lean on what is nearby rather than what is inside. Global Village, Dubai Outlet Mall and IMG Worlds of Adventure all fall inside the 10 to 15 minute band, and Downtown Dubai is reachable in 15 to 20 minutes outside peak hours.

Construction is part of the current picture. With developer schedules clustering delivery through 2027 and 2028, residents moving in now should expect site activity on neighbouring plots, including early morning noise and occasional road diversions.

The community skews young and transient at present, closer to JVC in its earlier years than to a settled family district. That changes as handovers complete and owner occupiers replace short lease tenants.

LEOS Developments is the only builder publishing exact sizing on page. Weybridge Gardens holds 187 residences across 11 storeys, with studios from 484 to 750 sq ft and one bedroom units from 816 to 1,141 sq ft, four private parking podiums, and a ground floor lobby with 24 hour security, concierge and a co-working space.

Dubai Land Residence Complex Payment Plan Structures

Samana Developers is the only builder in the district publishing full instalment terms on page. SAMANA Avenue runs two versions:

Post dated cheque plan - 15% on booking - 1% per month for 42 months - 10% in month 12 - 5% in month 18 - 0.5% per month for 60 months

Non post dated cheque plan - 20% on booking - 1% per month for 42 months - 10% in month 12 - 5% in month 18 - 0.5% per month for 50 months

The booking deposit moves 5% depending on whether cheques are lodged upfront, and the tail instalment runs 60 months on the cheque version against 50 on the other. Total exposure is the same, the cash timing is not.

Object 1, Peace Homes Development and LEOS Developments release plan documents on request rather than publishing terms. Starting prices are not published on the current developer pages for these projects, so any price quoted elsewhere should be confirmed with the developer directly.
