The 1 bedroom layout starts at 587.06 sq ft and accounts for 66 homes. It is the smallest home in the building and suits a single owner, a couple without children or an investor making a first purchase in Dubai.

At 915.90 sq ft, this layout accounts for 75 homes. The second bedroom can serve as a nursery, a guest room or a home office.

Only 15 homes in Olbia have 3 bedrooms, each measuring 1,400.82 sq ft. That leaves families who need this much space with limited choice inside the building.

Nshama was set up in 2014 by a group of former Emaar executives and is led by chief executive Fred Durie. It is Town Square's master developer, building a 750 acre community it opened in 2015 with a first release of 300 Zahra townhouses. More than 6,000 homes have since been handed over in Town Square, and the master plan provides for 18,000 apartments, which means Olbia joins a neighbourhood where many earlier Nshama buildings are already occupied.

Town Square is planned around its central park, with roughly 154,000 sq m of parks and gardens spread through the community. Retail, dining, schools and sports venues are open in the finished phases, and the whole community is freehold.

The main trade off is transport. There is no metro station, so most residents drive, take RTA buses or taxis, or use a shuttle bus linking the community with Equiti Metro Station. Weekday peak traffic also adds time to journeys toward Downtown Dubai, DIFC and Business Bay.

For fitness, Olbia Nshama offers a swimming pool, a gym and fitness centre, a yoga court and a running track. Squash, tennis, football and basketball courts are included, along with walking and cycling trails and landscaped gardens. Families get a children's play area, BBQ spots and a clubhouse, while an amphitheatre, a supermarket, shops and restaurants are part of the wider plan, supported by round the clock security and resident parking.

Olbia by Nshama homes are laid out as open plan spaces with high ceilings and porcelain floors. Kitchens come fitted with premium fixtures, bedrooms include built in storage, and large windows draw in daylight and look out over green areas. Sizes run from 587.06 sq ft for the 1 bedroom through 915.90 sq ft for the 2 bedroom to 1,400.82 sq ft for the 3 bedroom.

Olbia by Nshama is located in Town Square Dubai, the Nshama community set on Al Qudra Road close to Emirates Road. Plantation Equestrian and Polo Club is 10 minutes away by car, and Dubai Miracle Garden is a 15 minute trip by car. Jebel Ali Racecourse and Expo City Dubai each take 20 minutes to reach by road, and the drive to Palm Jumeirah is 23 minutes.
