Meydan Horizon
Meydan Horizon is a master-planned community in Bu Kadra, part of Mohammed Bin Rashid City, Dubai, developed by Meydan Group. It covers 180 hectares and is planned for more than 72,000 residents. A 2 kilometre canal runs through the centre with a 4 kilometre boardwalk alongside it. Property here is freehold and open to foreign buyers, with 1, 2 and 3 bedroom apartments, branded residences and mixed-use buildings. The community faces the Ras Al Khor Wildlife Sanctuary and lies next to Meydan Racecourse. Most projects are expected to hand over between 2027 and 2029.
Meydan Horizon is a mixed-use community, which means it holds homes, offices, shops and hotels rather than housing alone. It is built in Bu Kadra, a small area south of Dubai Creek that was used for community and sports clubs before the government set it aside for development. The plan places apartment towers along the canal in the northern part, and mid-rise buildings around a central park and a boulevard in the southern part. The community is delivered in phases rather than all at once. Individual plots are sold to private developers who build their own towers, so different parts of Meydan Horizon are at different stages at any one time. Buyers should judge each building on its own progress rather than on the community as a whole.
The community was created by Meydan Group, the developer behind Meydan City and the Meydan Racecourse that hosts the Dubai World Cup. Meydan Group was established in 2010, and Meydan Horizon has been part of its wider development plan since then. In March 2024 Meydan was brought into Dubai Holding alongside Nakheel as part of a government-led consolidation.
On the ground, work is more recent. The first tower was completed here in 2020 and stood alone for 4 years. District-wide construction began in 2024 and picked up through 2025 and 2026 as developers bought plots and started building.
The centre of the community is a 2 kilometre canal with a 4 kilometre boardwalk running along it, lined with promenades and landscaped areas. Because so many towers face the water, a large share of the homes here are sold as waterfront property. Parks, cycling tracks and jogging tracks are built into the plan, along with schools, clinics, retail centres and community hubs.
The layout is planned around live, work and play in one place. Offices, shops and hotels are placed alongside the residential towers so residents do not have to leave the community for daily needs. Roads are laid out to keep traffic moving, and the buildings are positioned to take views of the Dubai skyline and the wetland reserve next door.
Almost everything available here is off-plan, which means buying before the building is finished. There are 3 main options.
- Apartments in 1, 2 and 3 bedroom layouts across a number of towers, many with balconies or terraces facing the water or the gardens.
- Branded residences, such as Rove Home, which come furnished and include hotel-style services and amenities.
- Mixed-use buildings that combine homes with office and retail space in the same development.
Villas and townhouses are not part of the offer. If you want a house with a garden, the neighbouring communities of Sobha Hartland and District One hold that type of property instead.

The community is next to Meydan Racecourse and directly opposite the Ras Al Khor Wildlife Sanctuary. Ras Al Khor Road and Dubai Al Ain Road both serve the community and connect quickly to the rest of the city.
- Downtown Dubai is roughly 10 to 15 minutes by car.
- Dubai International Airport is around a 20 minute drive.
- Al Maktoum International Airport is roughly 44 minutes.
- Burj Al Arab is around 24 minutes and Palm Jumeirah around 26 minutes.
Metro and bus links are planned as part of later infrastructure work. There is no station open in the community today, so residents will rely on cars until those connections are built.
Schools are already in place in the neighbouring communities. North London Collegiate School Dubai teaches the IB curriculum and Hartland International School teaches the British curriculum, and both hold a government inspection rating of Very Good. Swiss International Scientific School Dubai and Rashid and Latifa Schools are also within reach.
For leisure, The Track at Meydan Golf is the closest golf course, followed by Al Badia Golf Club and Dubai Creek Golf and Yacht Club. Parks in the surrounding communities include Hartland Greens East Park, Riviera East Park and Sobha Hartland Estates Park. The nearest cinemas are at Damac Towers by Paramount, Address Dubai Mall and Rove Downtown, and Kidzania is a short drive for families.
Yes. Meydan Horizon is a freehold community, so UAE nationals and foreign buyers can both own property here outright. Freehold ownership also matters for residency, because the property route to the 10 year Golden Visa requires one or more properties worth at least AED 2,000,000 held in freehold areas.
This community suits families who want a home near Downtown Dubai without paying Downtown prices, and who value parks, a waterfront walk and good schools a short drive away. It suits working professionals who need a quick commute, since Downtown is 10 to 15 minutes and the airport around 20.
It also suits buyers who like the idea of a quiet outlook. The wetland reserve opposite is protected by law and cannot be built on, so those views stay open. Anyone who is comfortable waiting a few years for a new community to fill in, and who wants to buy early in that process, will find the timing here works in their favour.
This is not the right community if you need to move in soon. Almost every home here is off-plan with handovers running from 2027 to 2029, and building work will continue around you for years after you move in. Anyone sensitive to construction noise and dust should look at a finished community instead.
It is also the wrong choice if you depend on public transport, because there is no metro station here yet and the community is built around driving. Families who want a villa or townhouse with a private garden will not find one here, and anyone who wants established shops, restaurants and services on their doorstep from day one should choose a community that is already complete.
