Majan is a freehold mixed-use community in Dubailand, launched in November 2006 by Mizin, the real estate company of Tatweer, with Tameer Investment Holding as co-developer.

About Majan Dubai
Located along Sheikh Mohammed Bin Zayed Road (E311), it borders Al Barari and was branded the Downtown of Dubailand at launch. Registered sales in the 12 months to July 2026 put the median sold price in Majan under AED 800,000, among the lowest of any Dubai area with meaningful transaction volume. Low to mid-rise apartment buildings, 2 community malls and a growing line of new towers fill the district.
British engineering firm Halcrow drew up the first Majan master plan, with completion targeted for 2011. Khansaheb Civil Engineering finished the initial infrastructure works in July 2007, and Mizin invited plot owners to start building straight away. Later in 2007, DAMAC launched a residential cluster planned as 4 buildings and later delivered as 2. Construction slowed after the 2008 global financial crisis, pushing delivery well past the 2011 target.
Mizin operated under Tatweer, which was part of Dubai Holding. Instead of building every tower itself, it sold freehold plots to investors and private developers, who build within Mizin’s design guidelines. This plot-sale model explains why Majan today carries a long list of developers rather than 1 brand.
The Majan master plan gave 32% of the land to residential units and 24% to commercial space. The layout places low and mid-rise buildings around gardens, fountains and public squares. Commercial stock includes ground-floor shops inside residential buildings, commercial plots and mixed-use land parcels.
Majan is a working residential district with occupied buildings, clinics, supermarkets and ground-floor retail. Binghatti, Samana, Tiger Properties, Vincitore, Meraki and Abou Eid are among the developers launching or delivering new towers. Serviced living is also available through a hotel apartment building by Tiger Properties with furnished studio and 1 bedroom units.
Majan property for sale covers studios, apartments, duplexes, penthouses and townhouses, with studio, 1, 2, 3 and 4 bedroom layouts. Larger apartments can include a maid’s room, powder room and balcony. Buyers can also purchase commercial units, from ground-floor shops to office space.
Direct frontage on Sheikh Mohammed Bin Zayed Road (E311) gives Majan fast road access north toward central Dubai and south toward the Dubailand leisure belt. Al Barari forms the northern neighbour and Liwan lies to the south, while City of Arabia and Living Legends are a short drive away.
Dunecrest American School, covering Pre-KG to Grade 12, is under a 5-minute drive from Majan and has a purpose-built gym, pool and multipurpose hall. Odyssey Nursery, also within 5 minutes, follows the Reggio Emilia approach for children from 3 months to 6 years. The Aquila School, GEMS FirstPoint School and Kids Spot Nursery complete the nearby options.
Dr. Kamkar Medical and Physiotherapy Centre in Majan offers physiotherapy, dentistry and paediatric care, while Health Avenue Polyclinic provides skincare treatment. Emirates Clinic and Cosmo Secret Medical Centre are also close by. For full hospital care, residents use larger facilities outside the community, such as Mediclinic Parkview Hospital.
Remal Mall in Majan combines a clinic, supermarket, spa and dining, while Midtown Central Majan adds retail and food outlets. Cityland Mall and Dubai Outlet Mall cover larger shopping trips. Carrefour, Viva Supermarket, Hopinz Supermarket, Jef The Grocer and Al Majan Grocery handle daily needs.
IMG Worlds of Adventure, one of the world’s largest indoor theme parks, is a short drive from Majan. Global Village runs its seasonal festival nearby, and Al Habtoor Polo Resort and Club and Al Marmoom Heritage Village are other leisure spots within reach. Most apartment buildings include their own gym, pool and children’s play area.
Umm Al Qura Masjid and Masjid Hussain Al Bahri serve Majan residents. The nearest churches are Dubai City Church and St Mary’s Catholic Church, and Guru Nanak Darbar is reached via E311.
Several towers in Majan carry “Barari” in their project names because they overlook the Al Barari greenbelt. These buildings are registered in Majan, not in the Al Barari villa community. Always check the DLD area name on the sale and purchase agreement before paying a deposit.
