Emaar Alva 2 at The Valley Dubai

Alva Phase 2 carries a separate entry in the Dubai Land Department register, so it is a project in its own right rather than extra stock added to Alva 1. The developer entity on the register is Emaar Development P.J.S.C. A booking in this release ties the buyer to this phase’s own construction schedule and escrow account.

No official price list has been issued for Alva 2. The nearest reference is Alva 1, where 3 bedroom townhouses opened at AED 4.38 million. Treat that figure as a guide only and confirm the Alva 2 price on the reservation form.

Emaar has not released a payment plan for Alva 2. Whatever schedule is announced, each instalment will be paid into the project escrow account, so check every payment request against the account named for this phase.

3 Bedroom Townhouses at Alva 2

Half of the release, 88 homes, are 3 bedroom townhouses. Like every home in the phase, they are built as G+1.

The other 88 homes have 4 bedrooms, so buyers get equal choice between the 2 types. Room sizes and built up areas for both types will be confirmed with the official floor plans, so match the area on the plan with the reservation form before paying.

Registered completion falls about 46 months after the registered construction start. The RERA inspection on 2 February 2026 recorded the site as Not Started, which is expected because the visit took place before works were due to begin. Buyers who need a home or rental income before handover should look at ready stock instead.

Dubai Islamic Bank holds the escrow account for Alva 2. Under Dubai Law No. 8 of 2007, payments for an off plan unit go into an account opened for that project, and the developer can draw on it only as building work is certified.

Alva 2 is built on plot 7386, with a registered project area of 45,037.12 sq m. The DLD records the plot in Al Yufrah 1, the official area name for this part of The Valley. The phase is one of several townhouse clusters inside the master community.

The Valley lies on Dubai Al Ain Road (E66), close to its junction with Jebel Ali Lehbab Road (E77). Residents can use either highway, which gives 2 separate routes in and out of the community. Downtown Dubai is about a 25 minute drive from The Valley. Commute times vary by cluster, so check the route to your office from the plot before booking.

Medcare Medical Centre operates a clinic at the Valley Pavilion mall inside the community, so routine care needs no highway drive. For hospital treatment, Fakeeh University Hospital in Dubai Silicon Oasis is the closest major hospital, reached in about 15 minutes by car.

Facilities are shared across The Valley rather than built for each cluster, and Alva 2 has no private clubhouse. Residents can use:

• Golden Beach, a beach and water area inside the community
• Sports Village, with sports courts and a fitness zone
• Town Centre, for everyday shopping and dining
• Kids’ Dale, a children’s play area
• Jogging and cycling tracks that connect the neighbourhoods

No rental yield data exists for Alva 2 yet, as no home in the phase has been completed or leased. Any yield quoted for this phase before handover is a projection rather than a recorded figure, so ask how it was calculated before relying on it.

A property worth AED 2 million or more qualifies its owner to apply for a 10 year UAE Golden Visa, and off plan homes are eligible. The Valley is a freehold area, so buyers of any nationality can hold full title to an Alva 2 townhouse.

The Dubai Land Department charges a 4% fee on the purchase price. The sale is registered through Oqood, the DLD system for off plan sales, once the sale agreement is signed. Service charges for Alva 2 have not been announced.
