Emaar Alva 3 at The Valley Dubai

RERA inspected the plot on 2 February 2026 and found that building had not begun, logging its progress status as N/A. Works were registered to begin on 25 April 2026, and the schedule allows roughly 45 months for the build.

Emaar has not set out a payment schedule, reservation amount or down payment for Alva 3 at The Valley, and the release has no public sales terms yet. Availability of individual units will be known once Emaar opens the phase for sale.

Buyer money for Alva 3 is held in a trust account at Dubai Islamic Bank under Dubai Law No. 8 of 2007, the escrow law for off plan projects. Funds move from that account to the developer only as certified construction progresses, which keeps deposits tied to building work at this phase rather than elsewhere in the Emaar portfolio.

Emaar has not yet published room dimensions, total areas or plan drawings for Alva 3, and listing portals currently show sizes as various. The confirmed layout facts are the building form and the bedroom count: G+1 townhouses offered with either 3 or 4 bedrooms. Features such as a maid's room, garden space and covered parking are still to be confirmed for this phase. Alva and Alva 2 also offer only 3 bedroom and 4 bedroom homes.

Alva 3 residents will use facilities planned across The Valley, since Emaar has not named any amenities exclusive to this phase. The community includes the Golden Beach, and the Sports Village provides courts and a fitness zone. Kids' Dale is set aside for children's play, the Town Centre handles shopping and dining, and the neighbourhoods are joined by jogging and cycling paths. These facilities form part of the master plan rather than any single phase.

Alva 3 is recorded on plot 7469 in Al Yufrah 1, part of The Valley next to the junction of the E66 Dubai Al Ain Road and the E77 Jebel Ali Lehbab Road. Velora Phase 2 is also located in this area. Emaar has not released drive times for Alva 3, and the exact plot can be seen through the map link in the DLD project listing.
