The Reportage Verso apartments are planned across 2 basement levels, a ground floor, 2 podium levels and 15 residential floors, giving the tower 18 levels above ground. A retail zone fills the street level, so residents can pick up daily needs without leaving the building. Landscaped gardens, shaded corners and palm-lined edges frame the approach to the entrance. Large balconies and slim vertical fins shape the facade, and a rooftop canopy is lit after dark to give the tower its night-time silhouette.

1 bedroom homes make up 65% of The Verso, 2 bedroom homes 34% and the 4 bedroom residences about 1%. Every 1 bedroom unit uses the same Type A plan of 505 sq.ft. The 2 bedroom homes have 4 plans, Types A to D, from 829.14 to 1,036.67 sq.ft. The 4 bedroom residences come in Types A and B, measure 1,802.20 to 1,851.71 sq.ft. and include a maid’s room. Every layout in Verso Meydan Horizon has a balcony.

On the entry 1 bedroom, The Verso Meydan price works out to about AED 2,626 per sq ft. Booking that unit takes AED 160,000 as the 10% down payment, plus the 4% Dubai Land Department registration fee of AED 64,000, so a buyer needs about AED 224,000 upfront before smaller admin charges. After that, the 1% monthly instalment comes to AED 16,000. Buyers should ask the developer for the full schedule, including the number of monthly instalments and any balance due at handover, before committing.

The Verso Bukadra address falls within Meydan Horizon, the master community Meydan Group is developing in Nad Al Sheba. The plan is built around crystal lagoons, a 2 km canal, a boardwalk and a central park, all of which Verso residents will be able to use. Road access comes from Ras Al Khor Road and the Dubai-Al Ain Road. Meydan Horizon is a freehold district, and its towers are being released in phases by a range of developers, with completions across the community expected between 2027 and 2029.

The Ras Al Khor Wildlife Sanctuary, a protected wetland known for its flamingos, is the closest natural attraction to the tower. For families, Hartland International School and North London Collegiate School are each about 5 minutes away by car. Dubai Design District is a 10 minute drive, and Dubai Creek Harbour can also be reached in 10 minutes by road. Further out, Dubai Hills Estate takes about 20 minutes by car, while the Palm Jumeirah is roughly a 25 minute drive.

Reportage The Verso places its leisure facilities around a large swimming pool, with a separate kids pool, water splash pad and kids play area for younger residents. A padel court, a gymnasium and a yoga retreat cover daily fitness. Foosball and ping-pong tables add a casual social space, and shaded seating areas run through the landscaped grounds for quieter afternoons outdoors.

Helvetia Verde by DHG Properties is another boutique tower in Meydan Horizon, which makes it a useful benchmark for The Verso. Both projects offer a smaller building in the same district, but they differ on unit mix, price per sq ft and delivery timing. The table shows where each project comes out ahead:

For the same starting price, Helvetia Verde offers a larger entry unit and hands over almost 2 years earlier, though its 60/40 plan leaves 40% due on handover. The Verso suits buyers who want Reportage as the developer, a building weighted toward rental stock, and the option of a 4 bedroom home that Helvetia Verde does not offer.

Investors: The Verso by Reportage is mainly an investor’s building. With most of the stock in compact 1 bedroom homes close to the city’s main business districts, the target tenant is a working professional who wants a short commute. The trade-off is that so many identical 1 bedroom units will compete for the same tenants once the tower is complete.

Bachelors and young professionals: For singles, the compact 1 bedroom is the natural fit. It offers a manageable home with a gym, padel court and yoga space downstairs, so a daily fitness routine does not need an outside club membership.

Couples: The 2 bedroom homes suit couples who want a home office or a guest room without paying for a villa or townhouse.

Families: Smaller families can live here comfortably in the larger 2 bedroom plans. Even so, family-sized stock is limited, so households that need more bedrooms may find the choice narrow.
