Is Sector 71 a good place to live in 2026?

For a branded luxury end user or HNI wanting new supply on the SPR with schools and hospitals nearby, yes. For a sub ₹3 Cr budget, a pure yield buyer, or someone who needs walk to metro access or ready to move living today, not yet. The road connectivity (SPR feeding GCER, Sohna Road, NH 48 and Dwarka Expressway) is a real strength. The metro gap and the long build timelines are the real trade offs. Match it to your budget and horizon.

Does Sector 71 have metro connectivity?

Not inside the sector. The nearest is the Rapid Metro Sector 55 to 56 station, about 9 km by car. The proposed SPR metro (HUDA City Centre toward Cyber City and Manesar) is at the proposed and DPR stage with no confirmed operational date. Do not pay a premium today for metro access that is neither at the gate nor under construction. Verify the latest status with HMRTC before pricing any metro upside into your decision.

What are the main disadvantages of living in Sector 71?

The recurring ones: metro access about 9 km away with the SPR metro only proposed, older apartment resale down about 8.6 percent year on year (99acres, 2026), long possession horizons on the headline launches (2030 to 2033), active SPR roadwork with dust and peak hour congestion, rising entry tickets from ₹3.26 Cr past ₹5.30 Cr, and a thin 1 to 2.5 percent gross rental yield. None is a deal breaker alone, and the corridor items ease as construction completes. Verify the state of your specific project in person.

What is the property price and rental yield in Sector 71?

Older apartment resale averages about ₹12,600 to ₹12,750 per sq.ft (NoBroker, 99acres), the sector asking rate including new supply is about ₹16,400 per sq.ft (Square Yards), and branded launches transact higher, with Birla Pravaah near ₹25,000 per sq.ft. Note that older resale softened about 8.6 percent year on year, so benchmark within the same layer. Rents run about ₹15,000 for a 1 BHK to ₹60,000 and above for a 4 BHK, and gross yields are a thin 1 to 2.5 percent. It is an appreciation play, not a yield one. Confirm figures against the developer price list.

Is Sector 71 good for families and NRI investors?

For families, yes. Schools such as CD International, GD Goenka and Lady Florence sit within about 2 km, and multi speciality hospitals (Park, Mayom, CK Birla, Artemis) are within 10 to 18 minutes, with branded low density societies suiting family living. For NRI investors, the leading projects are HARERA registered and backed by listed or legacy developers, and NRIs can fund purchases via NRE or NRO accounts under RBI FEMA rules. The sector suits a 5 to 10 year hold on capital appreciation rather than rental yield. Consult the HCO NRI desk and verify each project's HARERA registration before committing.
