Godrej Samaris, Sector 53 Gurgaon
Godrej Samaris sits on what developer documentation describes as the last 7.5-acre new-build land parcel on Golf Course Road. Phase 1 opens with two of five sanctioned G+36 towers, roughly 488 residences at four apartments per core, on a starting ticket of ₹9.5 Cr* for a 3 BHK. Architecture is by Gensler (USA) and ARCOP (India), with Tata Projects as construction partner and an IGBC Platinum target. HARERA registration is GGM/1059/791/2026/31 and possession is stated as Q3 2031. Phase 1 is open on a ₹20 Lakh refundable EOI.
One verification item is non-negotiable. Developer documentation puts the pre-launch base at roughly ₹35,000 per sq.ft. super area, while the published ₹9.5 Cr* ticket on an approximately 3,000 sq.ft. 3 BHK derives to about ₹31,700 per sq.ft. That is a ₹3,300 per sq.ft. gap. Ask which figure is the base and which includes PLC and floor rise before you write the EOI cheque. Wardrobes are also excluded from the standard fit-out per current documentation.
Godrej Sora, Sector 53 Gurgaon
Godrej Sora is a 3.7-acre, two-tower G+30 development of 1,604 units offering 3.5 BHK, 4 BHK and 4.5 BHK residences from 2,771 to 3,971 sq.ft. Tickets run ₹8.31 Cr* to ₹13.01 Cr*, a derived ₹30,000 to ₹32,800 per sq.ft. The payment plan is 25:25:50, RERA is GGM/976/708/2025 per developer documentation, and completion is stated as 2032. The design language is Japanese-inspired, with Wazirabad Lake frontage.
Note the density contrast against Samaris: 1,604 units on 3.7 acres against roughly 488 residences on 7.5 acres. That is a very different living product at a comparable per-square-foot entry.
Dalcore The Falcon, Sector 53 Gurgaon
Dalcore The Falcon is a single 39-floor tower of roughly 96 to 100 apartments on a little over 2 acres, with interiors by the international design house YOO. Configurations are a 3 BHK (TA) plus study and utility at 1,853 sq.ft. and a 4 BHK plus utility at 2,236 sq.ft. The published starting price is ₹10.3 Cr*.
The verification item here is serious and should be raised before any site visit. A ₹10.3 Cr ticket on 1,853 sq.ft. derives to roughly ₹55,600 per sq.ft., which would place The Falcon between Sector 53 new-launch pricing and Golf Course Road trophy resale. That is almost certainly an area-definition difference, carpet or RERA carpet rather than super area, rather than a pricing outlier. Confirm the area basis in writing. RERA registration and payment plan are listed as pending on developer documentation. Treat the project as pre-RERA until the registration number is verifiable on the HARERA Gurugram portal.
Vipul’s Sector 53 Development (Aarohan)
Vipul’s Sector 53 project is a 19-acre development of twelve 34- and 36-storey towers, with three launched in Phase 1. Configurations are 3 BHK apartments and 5 BHK duplexes, 2,000 to 5,450 sq.ft., four apartments per floor. Completion is stated as 2020 and the inventory is listed as ready-to-move. Pricing is on request.
This is the counterweight to the three under-construction projects above. It is the only Sector 53 option on this list where a buyer can inspect the finished asset, meet the residents, and take possession without a 2031 waiting period. Vipul Belmonte, the developer’s earlier Sector 53 asset, trades at ₹27,650 per sq.ft.

Do not accept a project’s RERA status verbally. Every registration number above must be independently confirmed on the HARERA Gurugram portal at haryanarera.gov.in before any booking amount is transferred. For Godrej Samaris specifically, confirm the Samaris registration, not the Sora number. HCO Real Estates project documentation, updated June 2026.
The data shows two of the four projects carry verifiable HARERA registration and two do not. That says nothing about the quality of the developers. It says what the paperwork currently supports, and the paperwork is what protects the buyer.
